LOW SLOPE / FLAT ROOFING
Seamless Protective Coatings Ltd. uses an ultra-durable dual-membrane system employing two complimentary products that have been on the market for over 35 years, which have been used in a variety of harsh environment applications beyond roofing.
Our standard Dual Membrane roofing system employs an R12-14 2" thick layer of closed cell spray foam at a 3lb density. It can be installed - with an adhesion rating far above code requirements - directly over most existing membranes, or directly on new roof deck or acceptable receiving surface fastened to the deck. This provides the building with both an airtight insulation factor that bests any piece-installed system on the market at comparable installed prices, as well as providing something no other roof insulation does; waterproofing. This is the initial waterproofing system for the roof, with a permeability rating of 0.95 (1.00 is waterproof), and an indefnite lifespan, if kept out of direct UV exposure.
The R12 closed cell membrane is followed by 100mils+ of our Seamless Rubber Membrane, applied within 72 hours. This provides an even greater, primary waterproof membrane at 0.60 permeability rating, tremendous flexibility (1200%+ elongation), corrosion and caustic resistance, and UV resistance.
LIFE-CYCLE BENEFITS
The base membrane acts as both a waterproofing foundation as well as provides airtight field rated insulation factor.
Because its lifespan is indefinite when kept away from UV exposure, so long as the Seamless Rubber Membrane is re-applied every 15-20 years,
the roof will last indefinitely without a full rip being required.
Sourcing damage is very simple with this system, and repairs due to exogenous damage like falling tree branches, improperly moved fixtures, etc., generally take less than one day and are very affordable.
Ongoing costs for this roof are far lower than traditional and even single-ply modern roofing systems like TPO or EPDM. Our system outperforms them (It is the only roofing system able to pass the extremely stringent ALPHA criteria developed by the Arizona State University.
A ROOF THAT ACTUALLY ACTS AS AN INVESTMENT
Our customers also receive an immediate reduction in heating and cooling costs due to a true airtight R-factor being applied to the roof -
the insulation performance is field rated at the same rate that it is lab rated, unlike the piecemeal insulation systems employed by most other roofs.
We have customers that have experienced a reduction in heating and cooling bills to the tune of 30-50%,
meaning a roof system that pays for itself and frees up positive cash flow sometimes within several years.

COMMERCIAL / AGRICULTURAL BUILDING EXTERIORS
Our building wraps are designed for weathering commercial and industrial environments, while providing top-notch insulation factor and protection.
The exterior wrap consists of closed cell foam @ R12, followed by our Seamless Rubber Membrane, followed by a coloured and textured acrylic rubber, which achieves a look similar to stucco, but with a far longer usable lifespan in northern climates.
Typical cost of a 3-stage wrap system is 50% of the cost of a traditional insulate + strapping + sheet steel application, and can be installed at about double the square footage rate per day.
Our extremely durable acrylic rubber can be applied on interior block walls, concrete, or steel, in place of epoxy, achieving the same weathering results at a far lower cost.

RESIDENTIAL & COMMERCIAL/AGRICULTURAL POND LINERS
RESIDENTIAL
Our seamless rubber membrane is designed to hold standing water indefinitely.
Traditional pond liners range from 20-45 mil for residential through commercial pond liners.
Our pond liners are installed at 80-110 mils of thickness, double the thickness of a standard system.
We use it for decorative/landscape ponds, especially with custom designs where traditional pond liners are too risky to install or the custom cut takes it far beyond the limits of a reasonable budget. This allows decorative pond designers virtually no limit on their creative designs, ensuring you as a customer are getting a unique and beautiful project.
COMMERCIAL/AGRICULTURAL
Our system is scalable from a pond of a few hundred feet, to a pond of a few hundred thousand feet, and the result is the same - heavier duty, thicker, and seamless.
Our seamless pond liner is non VOC with no off-gassing or water reaction, meaning it is safe for agricultural fish ponds, providing a superior liner system with a longer lifetime and a more consumer-friendly end product.

FOUNDATION WATERPROOFING
Traditional foundation waterproofing systems are generally considered "damp-proof" - they all have a tragic flaw: seams.
Our seamless rubber membrane covers your entire foundation from grade to footing-wraps with a single continuous waterproof layer 110mils thick.
We offer full service waterproofing services for residential applications, including excavation, installation of drainage tile, exterior water diversion, our waterproofing system - from footings to re-sodding your lawn.
Our waterproofing system is permanent, not a stop-gap solution like a sump pump, which simply allows water to continue moving in and then pumps it out.
Because it is a seamless single stage, instead of a seamed three stage system like traditional waterproofing, less overall materials and labour are required - the result: Our typical seamless waterproofing membrane + drainage install is usually about 30% less than the going rate for three stage systems.
EXTERIORS
We also offer a long-lasting exterior with our acrylic rubber product - it can be coloured to any colour, textured to produce a stucco effect,
or applied smooth over wood, concrete, metal, etc. This is especially attractive over above grade portions of foundation -
a far longer lasting and aesthetically pleasing alternative to traditional parging.
